80 M Street

Serving as a catalyst project for many studies and upcoming projects, 80M Street consists of a three story vertical expansion of an existing concrete office building in DC’s, Navy Yard neighborhood.

80 M is one of the first projects to use the new 2021 IBC Type IV-B code provisions for large mass timber buildings and was permitted even before those provisions were published. Due to the two hour fire resistance rating required for the mass timber frame, physical testing was performed to show that the timber connections could carry their full design load for two hours.

Equilibrium provided engineering services for all mass timber connections, hoisting and rigging of mass timber elements, temporary stability of the structure during erection and helped oversee the mass timber connection fire testing.

The completed project opened in September 2022.
